Do I need a guarantor to rent a room?

Ask before applying: a job offer alone does not establish whether a landlord will require a guarantor. Check the application requirements and read any guarantee before someone signs it.

What to ask about the application

A guarantor agrees to meet specified obligations if the tenant does not. Shelter’s guarantor guide explains possible requirements and alternatives. Ask what evidence is accepted for your circumstances; this page does not establish what most Furness landlords require.

Right-to-rent checks are a separate requirement from assessing affordability or asking for a guarantor.

Before agreeing to be a guarantor

Citizens Advice explains why the written terms matter. Read the tenancy and guarantee together, and check:

Do not assume that a guarantee ends after a short period just because the tenancy is periodic. Seek independent advice on unclear wording or a disputed demand.

If you do not have a guarantor

Ask whether the council, a charity or a university has a relevant support scheme; eligibility and local provision vary. Commercial guarantor companies charge fees. Understand their terms and whether the landlord will accept them before paying. This guide does not recommend a company or promise that a scheme is available.

For a new assured periodic tenancy, rent cannot be taken before both parties sign. After signing and before the start, the usual limit is one month for monthly rent or 28 days for other payment periods, with specific exceptions. Offering many months upfront is not a general workaround. See the official rules.

Common questions

Do working professionals need a guarantor to rent a room?
A job or contract does not by itself settle the requirement. Ask the landlord or agent what checks and evidence they accept and whether they require a guarantor for your application.
What if I'm new to the UK and have no UK guarantor?
Say so upfront and ask what evidence the landlord can consider, such as an overseas employment contract or employer reference. For a new assured periodic tenancy, rent cannot be taken before both parties sign; the usual pre-start limit after signing is one month for monthly rent or 28 days for other payment periods, with specific exceptions. Paying many months upfront is not a general substitute for checks.
What does a guarantor actually agree to?
The written guarantee sets out the obligations. It may cover unpaid rent, damage or other joint tenants, depending on its terms. Check the amount, duration, changes and ending conditions before signing; seek independent advice if unclear. Do not assume there is a general short time limit under the Renters’ Rights Act.
Is asking for a guarantor legal?
Yes, as long as it's applied fairly. A landlord can't use guarantor rules as a way of discriminating against people on benefits or with children.
