How renting with us works

No jargon, no surprises. This is what you're agreeing to when you take a room with us, and what we're agreeing to in return.

The price

From £135 a week (about £585 a month), paid monthly. That includes gas, electricity, water, council tax and Wi-Fi. En-suite rooms are a little more; we'll quote the exact figure for the room you're offered. There are no agency fees, admin fees or "bills top-ups".

The tenancy

You get an assured periodic tenancy — the standard tenancy in England since 1 May 2026 under the Renters' Rights Act. In plain terms:

Deposit

Up to five weeks' rent (the legal maximum), protected in a government-approved scheme within 30 days. You get the scheme certificate and prescribed information by email. At the end we walk the room with you against the check-in inventory; normal wear is not deducted.

Before you move in

  1. Viewing — the video tour first, then in person or on a video call.
  2. Checks — right to rent (passport or share code), employer or contract reference, previous landlord reference where there is one.
  3. Paperwork — tenancy agreement, inventory with photos, deposit protection, the gas safety certificate, the EPC and the government's Renters' Rights Act Information Sheet.
  4. Money — deposit plus the first month's rent, then monthly by standing order.
  5. Keys — your room key and a front-door key. Rooms have locks.

Living in the house

Leaving

Two months' notice in writing. Contract ended early? Tell us straight away — if we re-let the room quickly, we can usually be flexible. Deposit returned within ten days of agreeing any deductions.

If that sounds like what you're after

Common questions

What type of tenancy is it?
An assured periodic tenancy — the standard tenancy for renting in England since the Renters' Rights Act took effect on 1 May 2026. There is no fixed term; it rolls month to month and you give two months' notice to leave.
What does 'all bills included' cover?
Gas, electricity, water, council tax and Wi-Fi. There is nothing to set up and nothing to split with housemates. In a licensed shared house the council tax is the landlord's responsibility by law anyway, so you'll never get a council tax bill.
How much is the deposit and is it protected?
Up to five weeks' rent — the legal maximum — and it is protected in a government-approved deposit scheme within 30 days, as the law requires. You'll get the scheme's certificate.
How much notice do I have to give?
Two months, in writing, from the tenant's side. That is the standard under the Renters' Rights Act. If your contract ends early, tell us as soon as you know — a room we can re-let quickly is a room we can be flexible on.
Do I need references or a guarantor?
We take a right-to-rent check (a legal requirement), an employer or contract reference, and a previous landlord reference where there is one. Most working applicants don't need a guarantor; if we need one in your case we'll say so before you apply.
Can my partner stay / can I have a guest?
Rooms are let to one person. Occasional guests are fine; someone moving in with you is not — it changes the licensing of the house.
Can I see the room before I commit?
The site has video tours showing example interiors. If a room suits your requirements, we arrange a viewing in person or by video call before you decide.
